Watts was instructed to negotiate a settlement of the terminal schedule of dilapidations served on the outgoing tenant. The tenant had been in occupation for 25 years and had undertaken numerous alterations to the property to benefit their occupation. The tenant used a Section 18(1) valuation as part of their defence and Watts advised our client on the implications to the claim and the client instructed their own valuation. Watts achieved conditional early settlement and advised the client of a potential scope of works to benefit their future plans. Watts also provided advice on the implications of vacant business rates to the landlord.
