Watts carried out a comprehensive survey of over 253 buildings, equating to 292,000sq.m., and associated external areas including quadrangles, car parks and playing fields. The surveys included recording the condition of the building fabric and the mechanical and electrical services infrastructure. The majority of the buildings were located within a one mile radius of Queen’s University’s most prominent property, the Lanyon Building; therefore the surveys were concentrated within the cityscape of south Belfast. The commission provided for a full visual survey of all external and internal fabric and components including M&E services. The description and condition of the major components of each individual property was recorded in a bespoke schedule of condition based upon an Excel format. The reporting also included comments upon issues of Health and Safety and legislative compliance. A summary condition report was drafted for each individual property and an executive summary report was prepared to condense the cumulative information gathered on all 253 buildings.
