Subsequent to a due diligence inspection of 30 St Mary Axe, the property was purchased by our client in a joint venture with Evans Randall. The purchase price recorded at the time of the sale was the most expensive for a single building in the UK. The building provides approximately 47 000 sq m of office space, with a rooftop bar, dining facilities and retail at ground floor level. Further plant and estate management facilities are housed in the adjacent 20 Bury Street, with basement parking and service access extending below both structures. Watts was instructed by the client to undertake a due diligence pre-acquisition inspection of 30 St Mary Axe. This included an inspection of the structure and fabric, in particular the cladding, in addition to coordinating an inspection of the services installations. Watts was also instructed to prepare a reinstatement cost assessment for building reinstatement purposes.
