Watts' client, the purchasers and occupiers of a Grade II listed detached house, parts of which date from 16th Century, was concerned that when carrying out minor internal modifications, various significant "structural" defects had been discovered in ceilings, and these had not been identified in the acquisition survey that they had commissioned for the purchase.
Watts' brief was to inspect and report on the affected parts of the property, including an assessment of the adequacy of the building surveyor's pre-acquisition report. Initially, to enable the client's solicitor to consider the merits of pursuing the surveyor's insurers for the rectification costs and subsequently to negotiate a satisfactory, out of court settlement.
