Planned Maintenance & Condition Surveys

The condition of complex buildings and portfolios can be an unpredictable cost risk, but adopting a strategic and systematic approach to maintenance management can increase certainty in operational and capital expenditure whilst promoting effective property management.

Watts offer an integrated solution to this problem by combining technical expertise in building surveying, M&E building services engineering and cost consultancy to deliver the following services throughout the property life cycle:

  • Planned Preventative Maintenance (PPM) reports
  • Condition Surveys
  • MEP building services audit and monitoring
  • Performance measurement
  • Technical assurance

Planned Preventative Maintenance (PPM)

A PPM or condition survey will identify greater opportunities for improvement than a reactive ongoing maintenance programme and has the potential to help reduce carbon emissions in line with government targets. Adopting a planned approach to maintenance can also:

  • Lead to savings of approximately 12-18% compared with a reactive maintenance approach
  • Give you a strategic view of your asset or portfolio to assist in decision making and budget planning
  • Allow you to identify critical maintenance issues and provide an integrated plan for their resolution
  • Enable you to address wider policy issues such as carbon reduction and sustainability alongside existing maintenance needs
  • Keep maintenance costs consistent over a period of time and avoid unexpected and unplanned costs
