RAAC Surveys Across a Commercial Property Portfolio

Watts was appointed by a London local authority to assess the potential presence of reinforced autoclaved aerated concrete (RAAC) across 22 commercial buildings, including a leisure centre, library, multi-storey car park and community centre. 

Initially we reviewed the client's existing building information and carried out visual inspections of all accessible floor and ceiling slabs. Where non-intrusive inspections were not possible, we identified these areas and recommended further investigation. 

We then managed intrusive surveys with a specialist contractor to confirm our findings before producing a clear, evidence-based report with practical recommendations for any required next steps. 

Our structured approach gave the client a clear understanding of their buildings' condition, enabling informed decisions on maintenance, investment and future asset management.
